Sarah Craddock, Broker Associate at Blackwater Realty, is committed to transparency, fairness, and integrity in all real estate transactions. The following policies, notifications, and disclosures are provided to ensure that clients are fully informed about professional practices, relationships, and responsibilities.

1. Lender Referrals

 

  • Sarah Craddock does not receive any referral fee, commission, or other financial benefit from any mortgage lender.

  • Client Freedom of Choice: Clients are free to use any mortgage lender or financing source of their choosing.

  • Recommendations: If requested, Sarah Craddock may provide the names of lenders who have demonstrated good service, clear communication, and the ability to meet closing deadlines.

  • No Obligation: Any lender recommendations are provided solely for client convenience and do not constitute an endorsement or guarantee of services. Clients are solely responsible for their selection of a lender.

2. Contractor Referrals

​

  • Sarah Craddock does not receive any referral fees or commissions from contractors.

  • If contractors are recommended (such as for property preparation, repairs, or post-sale improvements), Sarah Craddock does not accept any commission, referral fee, or other form of compensation.

  • Client Responsibility: Clients are solely responsible for selecting and hiring any contractor. Clients are encouraged to conduct their own due diligence, obtain written estimates, and verify licensing, insurance, and references.

  • No Warranty: No guarantee is made regarding the quality, performance, or outcome of work performed by any contractor.

3. Equal Housing Opportunity

​

  • Sarah Craddock and Blackwater Realty adhere strictly to all federal, state, and local Fair Housing laws. Real estate services are provided without discrimination based on race, color, religion, sex, disability, familial status, national origin, age, sexual orientation, gender identity, or any other protected class.

4. Representation and Agency Disclosure

​

Real estate law requires disclosure of the type of agency relationship that may exist between a real estate professional and a client or customer. This may include:

  • Seller’s Agent – Representing the seller exclusively

  • Buyer’s Agent – Representing the buyer exclusively

  • Dual Agent – Representing both buyer and seller with informed written consent from both parties

  • Transaction Broker – Facilitating the transaction without representing either party in a fiduciary capacity

A written agency disclosure will be provided and must be acknowledged before brokerage transaction services are performed.

5. Confidentiality

​

Information obtained during the course of a real estate relationship will be treated as confidential unless disclosure is required by law or authorized in writing by the client.

6. Estimates and Opinions

​

Any market analyses, pricing opinions, repair estimates, or cost projections provided by Sarah Craddock are professional opinions based on available information and should not be interpreted as guarantees.

Clients are encouraged to seek independent verification regarding financial, legal, structural, tax, or other matters before making decisions.

7. Inspections and Due Diligence

​

Buyers are strongly encouraged to obtain professional inspections prior to closing, including but not limited to home inspections, pest inspections, mold testing, septic inspections, and structural evaluations where appropriate.

Buyers are responsible for conducting their own due diligence regarding zoning, permitting, flood zones, insurance requirements, neighborhood conditions, and any other factors that may affect the property.

8. Wire Fraud Advisory

​

Real estate transactions are frequently targeted by criminals attempting to steal funds through fraudulent wire instructions.

Sarah Craddock and Blackwater Realty will never email changes to wire instructions.

Always verify wire instructions directly by telephone with the escrow or closing agent using a known and verified phone number before sending funds.

9. Limitation of Liability

​

Sarah Craddock and Blackwater Realty are not responsible for the actions, omissions, or services of third parties involved in a transaction, including but not limited to lenders, inspectors, appraisers, contractors, insurance providers, attorneys, or title companies.

Clients acknowledge that their decisions regarding such services are made independently and at their own discretion.

​

10. Policy Updates

​

These policies, notifications, and disclosures may be updated periodically. Clients may request the most current version at any time.
